Swift Street Residences

The Troy Community Land Bank (TCLB) was formed in 2014 to revitalize Troy’s historic downtown and combat the rising number of vacant properties, At the intersection of Swift Street and 6th Avenue was a small 23 foot by 65 foot property, which originally housed a saloon, was acquired by the TCLB with the goal of converting it into affordable housing. The saloon unfortunately was beyond repair, and had to be demolished.

We turned to prefabrication in order to build the new structure simply and efficiently, with a minimal amount of waste and on-site assembly required. Structural pre-insulated panels were used on the four above-grade floors, while an innovative modular pre-insulated concrete foundation formed the cellar, requiring only a small amount of on-site concrete work to complete.

On top of these finely tuned engineered parts are natural materials that harmonize with the surrounding historic ivy-covered structures. A large eat-in kitchen grounds each two bedroom unit. The 2nd, 3rd, and 4th floor units benefit from unobstructed views across Sixth Avenue and toward the Hudson River. Residents can enjoy the rooftop garden year round and take a break from work or invite friends and family for a 4th of July barbecue.
